This charming penthouse apartment with huge terrace is located along the scenic Arno River, right in the heart of Florence—one of the city's most captivating areas.

The Space
Recently renovated, the apartment is bright, cozy, and tastefully decorated with elegant finishes that give it a unique character. Each room features panoramic views, and the highlight is a spacious 30 sqm terrace offering breathtaking sights of Florence—perfect for relaxing with a glass of Chianti after a day of sightseeing.

Situated on the 4th floor of a beautiful building with an elevator (please note: access to the elevator begins after 25 steps from the main entrance), the apartment can comfortably accommodate up to six guests. It offers two luminous double bedrooms (one with two single beds that can be joined), one of which has an en-suite bathroom, and an additional large bathroom. The living room includes a comfortable double sofa bed and a TV, along with spectacular views. There is also a dining area and a fully equipped kitchenette with a fridge, freezer, microwave, kettle, Nespresso machine, and dishwasher. Amenities include A/C, Wi-Fi, and a washer/dryer.

⚠️ Please note: there is a staircase (25 steps) before reaching the elevator.

Check-in: 3:00 PM – 7:00 PM
Please provide your expected arrival time at least 24 hours in advance, as there is no front desk.
Late check-ins must be requested and approved in advance.
Additional fees for early/late check-in:
12:00 PM – 3:00 PM: €10 (€15 on weekends)
7:00 PM – 8:00 PM: €25
8:00 PM – 10:00 PM: €35
10:00 PM – 12:00 AM: €45
No check-in after 12:00 AM unless pre-arranged.

Neighborhood
The apartment is ideally located along the Arno River in one of Florence’s most beautiful areas. Every day, you’ll return home to stunning views of historic bridges and riverside palaces. The “Oltrarno” district is lively and authentic, filled with bars and restaurants for a true local experience. Major landmarks like the Duomo, Uffizi Gallery, and Ponte Vecchio are all within a 10-minute walk.

Getting Around
The apartment is just outside the ZTL (limited traffic zone), which means you can drive to and from the property if needed. However, street parking is reserved for residents.

Important Notes
🔞 The main guest must be 21+ and sign a short-term lease upon check-in.
🆔 All guests must provide valid ID through a secure link (required by Italian law). Entry will be denied without it.
🗓️ Stays over 30 nights require a tenancy agreement.
🚭 No smoking
🐾 No pets
🔇 No parties or loud noise—especially after 11 PM.
🚫 No outside visitors unless approved in writing.
🧹 Cleaning fee covers final cleaning only. Please leave the kitchen clean and dispose of garbage.
⚡ Be aware of electricity limits—don’t use too many appliances at once.
🚽 Only flush toilet paper.
🔥 Heating is allowed only between Nov 1 – Apr 15, as per local laws.
🔑 Lost key fee: €100
💡 For stays over 30 days, utility bills are charged separately based on actual usage.
