The Space

Check-in: 3:00 PM – 7:00 PM
We operate without a reception, so please confirm your exact arrival time at least 24 hours in advance.
Late check-in must be requested and approved 24 hours before arrival and carries an extra cost:
12:00 PM – 3:00 PM: €10 (€15 on weekends)
7:00 PM – 8:00 PM: €25
8:00 PM – 10:00 PM: €35
10:00 PM – Midnight: €45
No check-ins after midnight unless prearranged.

The Neighborhood
Via della Ninna, or “Lullaby Street,” holds a special place in Florence’s history. Located between the Uffizi and Palazzo Vecchio, the name is said to come from a beloved painting of the Madonna once housed in the nearby church of San Pier Scheraggio. The Virgin was thought to be soothing the Child to sleep—hence, the lullaby.

Though the church was mostly demolished during the construction of the Uffizi, remnants remain. Locals still remember the story, and the painting is preserved in the Uffizi Gallery. Walking down this street is like touching a piece of living history.

Minimum Age: The main guest must be 21+ and will sign a short-term rental agreement upon arrival.
ID Required: All guests must submit valid ID via a secure link, as required by Italian law.
Long Stays: Rentals over 30 nights require a formal lease.
No Smoking / No Pets / No Parties
Noise: Quiet hours after 11 PM. Please respect neighbors.
Guests: No visitors unless authorized in writing.
Cleaning Fee: Covers final cleaning. Please leave the kitchen tidy. Additional fees may apply.
Electricity Use: Don’t run multiple appliances at once; the circuit may trip.
Toilets: Only toilet paper. Improper disposal may lead to damage and charges.
Heating Law: Allowed only Nov 1 – Apr 15, per city rules.
Lost Keys: €100 replacement fee.
Utilities (for stays 30+ days): Guest pays usage based on final meter readings.
