Step into our lovely apartment nestled in one of Florence’s most refined neighborhoods. Spread across three levels, this stylish home combines comfort and practicality to ensure a delightful stay in the heart of the city.

The Space
Located on the first floor of a sophisticated building (please note, there is no elevator), the apartment is spread over three distinct levels for a spacious and versatile living experience.
On the central level, you’ll find a welcoming living area with a TV and a fully equipped kitchen — perfect for cooking up meals using local ingredients. This floor also includes a luxurious bathroom with both a bathtub and a shower.
Downstairs, there is a cozy double bedroom, ideal for restful nights after exploring Florence.
Upstairs, you’ll discover another double bedroom featuring an ensuite bathroom with a shower and a dedicated workspace — perfect for remote work or planning your next adventure.
Modern amenities include fast WiFi, a washing machine, and air conditioning (currently only in the upper bedroom), ensuring a comfortable stay for up to four guests.
Recently renovated, the apartment offers a modern ambiance while maintaining a warm and homely feel.
Please note: The apartment spans three floors and may not be suitable for guests with mobility challenges.

Guest Access
Check-in is available between 3 PM and 7 PM.
As there is no reception, please inform us of your exact arrival time at least 24 hours in advance.
Any late check-in must be arranged and approved in advance.
Early and late check-ins incur an extra fee:

From 12 PM to 3 PM: €10 (€15 on weekends)
From 7 PM to 8 PM: €25
From 8 PM to 10 PM: €35
From 10 PM to Midnight: €45
No check-ins after midnight unless agreed in advance.

We are available to answer any questions before and during your stay. We’ll also be happy to share our best recommendations for exploring the city and nearby areas.

The Neighborhood
Located in one of Florence’s most distinguished areas, the apartment enjoys close proximity to a variety of services: supermarkets, shops, restaurants, cafés, and more.
While the area is lively and well-frequented during the day, the apartment itself is on a peaceful side street, ensuring a quiet night’s sleep.
Just a 2-minute walk from Via Gioberti — one of the city’s most renowned shopping streets — and 5 minutes from Piazza Beccaria, this location combines convenience with charm.

Getting Around
Florence’s historic center is a ZTL (Limited Traffic Zone), meaning vehicle access is restricted.
Fortunately, the apartment is just outside the ZTL, so if you’re arriving by car, you can park and drive without concern.
The city’s major attractions are easily reachable on foot.

Important Notes
Minimum age: The primary guest must be at least 21 years old and will be asked to sign a short-term rental agreement upon arrival (required for insurance, tax, and legal purposes).
ID requirement: All guests must provide a valid ID through a secure online link, as required by Italian law. Entry will be denied if documents are not submitted.
Long stays: For stays longer than 30 days, a formal rental agreement will be required under Italian law.
No smoking
No pets
Quiet hours: No parties or loud noise. Please keep noise to a minimum when entering or exiting, especially after 11 PM.
Visitors: No external guests allowed without prior written permission, in accordance with police regulations.
Cleaning: The cleaning fee covers check-out only. Guests must maintain general cleanliness during their stay, particularly in the kitchen. Additional charges may apply for unwashed dishes or unremoved trash.
Electricity: Italian homes have limited electric capacity. Running multiple appliances at once may trip the main switch. We’ll show you where it is when you arrive.
Toilets: Only toilet paper should be flushed. Other items may cause blockages and result in damage fees.
Heating rules: In Florence (Zone D), heating is legally allowed only from November 1 to April 15.
Lost keys: €100 fee per set of lost keys.
Utilities: For stays longer than 30 days, utility costs are the guest’s responsibility and will be calculated based on actual usage at the end of the stay.
