The Space

Upon entry, you’ll find a stylish living room with two comfortable sofas, a large flat-screen HDTV, and a cozy ambiance. The adjacent kitchen is fully equipped with modern appliances and features a designer dining table with four chic chairs, ideal for enjoying meals at home.

The master bedroom includes a queen-size bed, an en-suite half bathroom, and generous closet space for a restful and convenient stay. The second, more compact bedroom features a double bed and ample closet storage. A sleek full bathroom with a modern shower is located between the two rooms.

Large, secure, double-glazed windows flood the apartment with natural light while ensuring privacy and quiet. Two petite terraces—one accessible from the living room and the other from the second bedroom—provide charming spots to unwind outdoors after exploring the city.

This refined apartment is outfitted with all modern comforts, including high-speed Wi-Fi, air conditioning, a flat-screen TV (with BBC channels), dishwasher, microwave, toaster, filter coffee machine, hairdryer, and washing machine. Neighborhood
The Santa Maria Novella Church, the first basilica in Florence, dates back to the mid-13th century. As Florence’s main Dominican church, it houses numerous artistic treasures and the burial chapels of influential Florentine families who commissioned many of the church’s frescoes. Giorgio Vasari oversaw the church’s first renovation in 1567 under the direction of Cosimo I de’ Medici, the first Grand Duke of Tuscany.

The piazza hosts annual events like the Chocolate Fair and has been recently enhanced with new benches and rose gardens, making it a lovely place to relax. The surrounding restaurants also offer great options for lunch or dinner.

Just across the street is the Santa Maria Novella Train Station, inaugurated in 1848 with routes to Pistoia and Pisa. Now, it connects to Italy’s major cities and is one of the busiest stations in the country, with nearly 60 million travelers annually.

Getting around
Located on Via degli Orti Oricellari, the apartment provides outstanding access to Florence’s most celebrated landmarks. Within 5 minutes, you can reach the striking Santa Maria Novella Basilica. A 12-15 minute walk brings you to Piazza del Duomo, where the Florence Cathedral, Giotto’s Bell Tower, and the Baptistery await.

In just 15-17 minutes, you’ll arrive at Piazza della Signoria and the grand Palazzo Vecchio or take in masterpieces at the Uffizi Gallery. The picturesque Ponte Vecchio is also within that distance, offering a unique shopping and cultural experience. Michelangelo’s David at the Galleria dell’Accademia is just 18-20 minutes on foot. Cross the river and reach Palazzo Pitti and the serene Boboli Gardens in about 20 minutes.

Age Requirement: The main guest must be over 21 and sign a short-term rental agreement upon check-in for legal, tax, and insurance purposes.
Identification: All guests must submit valid ID via a secure link before check-in, in accordance with Italian law. Entry will be denied without this step.
Long-Term Stays: Italian law requires a tenancy agreement for stays longer than 30 nights.
No Smoking
No Pets
Noise: No parties or loud activities are allowed. Please keep noise levels down when entering or exiting, particularly after 11 PM.
Visitors: No outside guests permitted without prior written approval, as required by local law.
Cleaning Fee: This covers post-check-out cleaning only. Guests are expected to leave the kitchen clean and dispose of trash. Additional fees may apply if the apartment is left in poor condition.
Electricity: Italian homes have limited electrical capacity. Avoid using multiple high-energy appliances at once to prevent power outages. The main switch (a white box) will be shown to you at check-in.
Plumbing: Only toilet paper should be flushed. Other materials may cause clogs and result in repair charges.
Heating Regulations: Heating is only allowed from November 1 to April 15, per local legislation in Florence (Zone D).
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays beyond 30 days, guests must cover utility costs, which are calculated based on actual usage.
