The Space
Elegant and bright one-bedroom apartment located in Via del Porcellana, in the heart of Florence. The apartment has been recently renovated with great attention to detail, combining modern comforts with the charm of Florentine tradition. It is situated on the fourth floor of a historic building without an elevator, so it is recommended for guests comfortable with climbing stairs.

The property features a spacious double bedroom, a modern bathroom with shower, and a bright living room with a small balcony, tastefully furnished and equipped with a comfortable double sofa bed—ideal for hosting up to four guests. The living area also includes a compact kitchen equipped with an induction cooktop (no oven), dishwasher, kettle, and refrigerator. The atmosphere is cozy and perfect for both short and long stays, offering a relaxing retreat after a day exploring the city. The apartment also comes with a washer-dryer, ideal for longer visits.

Guest Access
The apartment is entirely at your disposal.
Check-in is between 3:00 PM and 7:00 PM.
As there is no reception, we kindly ask you to inform us of your exact arrival time at least 24 hours in advance.
Late check-ins must be requested and approved at least 24 hours prior to arrival.
Early or late check-ins incur an extra fee:
From 12:00 PM to 3:00 PM: €10 (€15 on weekends)
From 7:00 PM to 8:00 PM: €25
From 8:00 PM to 10:00 PM: €35
From 10:00 PM to midnight: €45
Check-ins after midnight are not available unless arranged in advance.

Other Things to Note
Please read the following information carefully. The main guest must be at least 21 years old and will be required to sign a short-term rental agreement at check-in, for insurance, tax, and legal purposes. All guests must provide valid identification upon check-in, as required by Italian law. This verification will be completed through a secure link. Failure to submit identification will result in denied access to the apartment.
For stays longer than 30 nights, an official rental contract is required under Italian law.
Smoking and pets are not allowed in the apartment. Parties and loud noises are strictly prohibited. Please respect quiet hours, especially when entering or exiting the building after 11:00 PM. Outside guests are not allowed without prior written approval, as required by public safety regulations.
The cleaning fee only covers the final cleaning at check-out. Guests are expected to leave the apartment tidy, including cleaning the kitchen and disposing of trash. Additional charges may apply in case of non-compliance.
Please note that Italian homes have limited electrical capacity. Using multiple appliances at once may trip the circuit breaker. In such a case, simply turn off some devices and reset the main switch (you will be shown where it is upon arrival).
Only toilet paper should be flushed in the bathroom. Any other item, especially feminine hygiene products, may cause clogs and result in repair charges.
According to local regulations (Zone D), heating in Florence is only permitted from November 1 to April 15.
In case of lost keys, a fee of €100 per set will be charged. For stays over 30 days, utilities will be charged separately based on actual usage.
