The Space
This charming first-floor apartment features 2 bedrooms and 1 bathroom and offers everything you need for a comfortable and secure stay in the very center of Florence.

Recently renovated and decorated with meticulous attention to detail, the apartment combines refined taste, design furniture, and modern comforts. The warm, earthy color palette creates a cozy and inviting atmosphere.

The space is clean, functional, and comfortably accommodates up to 6 guests. Located on the first floor of a historic building, the apartment includes:

A spacious master bedroom with a Queen-size bed and ample closet space
A second bedroom with two single beds that can be joined to form a second double bed
A large family bathroom with a generous shower, located next to the master bedroom

The apartment features air conditioning throughout, a flat-screen TV, and high-speed fiber optic WiFi.
The kitchen is fully equipped with an oven, microwave, dishwasher, washing machine, Nespresso coffee maker, kettle, and more. A washer/dryer is also available.

Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

The Neighborhood
The apartment is located in the historic Oltrarno district of Florence, which means “beyond the Arno.” This area, on the southern side of the river, offers a more authentic and relaxed atmosphere compared to the busy center near the Duomo.

Piazza Santa Felicita is located in the heart of the Oltrarno, one of Florence’s most charming and authentic neighborhoods. Just steps away is the iconic Ponte Vecchio, lined with historic goldsmith shops overlooking the Arno River. A short walk leads to Palazzo Pitti and the Boboli Gardens, ideal for strolling among Renaissance art and greenery. Nearby are Piazza Santo Spirito, a lively square full of trattorias, and Piazzale Michelangelo, offering one of the most breathtaking views of Florence. The area is filled with artisan workshops, antique shops, wine bars, and traditional eateries.

Transport
Florence’s city center is within a ZTL (Limited Traffic Zone), which restricts car access to certain hours. This apartment is within the ZTL, so if you plan to drive, be sure to pay attention to signs and traffic cameras (red/green lights) to avoid fines.

Guests arriving by car should contact a private garage in the area. The garage will report your license plate to the authorities so you can enter the ZTL without issues.

All major attractions in the historic center are within walking distance.

Other things to note
Please read the following information carefully. The primary guest must be at least 21 years old and will be required to sign a short-term rental agreement at check-in for insurance, tax, and legal purposes. All guests must submit a valid ID at check-in, as required by Italian police regulations. This will be done through a secure online link. Failure to provide ID will result in denied entry. For stays over 30 nights, Italian law requires a formal tenancy agreement.
Smoking and pets are not permitted in the apartment. Parties and loud noises are strictly prohibited, and guests are asked to be respectful of noise levels, especially when entering or exiting the building after 11 PM. No external visitors are allowed in the apartment without prior written approval, in accordance with police regulations.
The cleaning fee covers only the final cleaning at check-out. Guests are expected to leave the apartment in a tidy condition, including cleaning the kitchen and disposing of garbage. Additional charges may apply for failure to comply.
Please note that Italian homes have limited electricity capacity. Using several appliances at once may cause the main power switch to trip. If this happens, simply turn off the devices and reset the main switch, a white box that will be shown to you upon arrival. Only toilet paper should be flushed in the bathroom. Any other items, especially feminine hygiene products, may cause plumbing issues and result in damage charges.

In accordance with Florence’s heating regulations (zone D), heating is permitted only from November 1 to April 15. A charge of €100 will apply for each set of lost keys. For stays longer than 30 days, guests are responsible for all utility bills, which will be calculated based on actual usage.
