The Space
The apartment is located on the first floor of a historic building (no elevator) and has undergone a meticulous renovation that blends the original architectural charm with a contemporary and sophisticated style. The carefully designed spaces are bright, refined, and welcoming.
Two spacious double bedrooms, furnished with high-quality beds and luxurious fabrics, ensure a perfect night’s sleep. Each bedroom is equipped with its own flat-screen television, offering maximum comfort and entertainment.
The two modern and functional bathrooms each feature stylish walk-in showers and designer finishes.
The tastefully decorated living room includes a comfortable sofa bed, allowing the apartment to accommodate up to six guests in total comfort, and features an additional television — perfect for relaxing after a day exploring the city.
The fully equipped kitchen, complete with state-of-the-art appliances and selected tableware, is ideal for preparing breakfasts and dinners to share in an intimate atmosphere.

Guest Access
The apartment is entirely at your disposal.
Check-in is scheduled between 3:00 PM and 7:00 PM.
As there is no reception, we kindly ask you to provide your exact arrival time at least 24 hours in advance of your check-in date.
Late check-ins must be requested and approved at least 24 hours prior to arrival.
Early and late check-ins incur an additional fee:
From 12:00 PM to 3:00 PM: €10 (€15 on weekends)
From 7:00 PM to 8:00 PM: €25
From 8:00 PM to 10:00 PM: €35
From 10:00 PM to midnight: €45
Please note that check-ins after midnight are not permitted unless previously arranged.

The Neighborhood
The Oltrarno district is renowned for its authentic character and bohemian atmosphere, filled with artisan workshops, trendy cafes, and traditional restaurants. Strolling through its cobbled streets, you will discover charming corners and experience Florence like a true local.

Transportation
The apartment’s location is excellent for visiting the city’s main points of interest.
Palazzo Pitti and the Boboli Gardens are just a few minutes’ walk away. The famous Ponte Vecchio can be reached with a pleasant 7-minute walk, while the Duomo and Piazza della Signoria are about a 10-12 minute walk.
Santa Maria Novella train station is about a 15-minute walk, ideal for those arriving by train or wishing to explore the surrounding area.

Other Things to Note
Please carefully read the following information.
The primary guest must be at least 21 years old and will be required to sign a short-term rental agreement upon check-in for insurance, tax, and legal purposes. All guests must provide a valid ID at check-in, as required by Italian law. The verification process will be conducted via a secure link. Failure to provide identification documents will result in denied access to the apartment.
For stays longer than 30 nights, an official rental agreement is required by Italian law.

Smoking and pets are not allowed in the apartment. Parties and loud noise are strictly prohibited; guests are requested to maintain silence, especially when entering and exiting the building after 11:00 PM. External guests are not permitted without prior written approval, in accordance with public safety regulations.

The cleaning fee covers only the final cleaning upon check-out. Guests are expected to leave the apartment tidy, including cleaning the kitchen and disposing of trash. Additional charges may apply in case of non-compliance.

Please note that Italian homes have limited electrical capacity. Using multiple high-power appliances simultaneously may trip the circuit breaker. In such cases, simply turn off the devices and reset the main switch (a white box that will be shown to you upon arrival).
Only toilet paper should be disposed of in the toilet. Any other items, especially feminine hygiene products, may cause blockages and incur repair costs.

According to local regulations (Zone D), heating in Florence is permitted only from November 1 to April 15. In case of lost keys, a fee of €100 per set will be charged.
For stays longer than 30 days, utility consumption will be charged to the guest based on actual usage.
